I'm renting a property that I've spent one hot hellish summer in and I've decided to approach the landlord about installing a split system unit in my bedroom. The property (built in 1950's) is a top floor NW-facing apartment with a flat roof. The roof is covered in black butanol. No double glazing on the windows, only block out blinds. The apartment has a fantastic expanse of windows which let the light in, but also all the heat.

I would definitely like to stay – it's a great location and has lots of space. So I would much appreciate some input on what I am proposing to my landlord. My proposal is to accept a rent increase of $20 per week for 12 months, and then another increase of $10/week for the following 12 months. ($2600 over 24 months) The property manager says it will cost between $2700-2900 to install.
This is the amount I am basing the rent increase on. Does this seem like a reasonable amount for what I am proposing? EDITED TO ADD: I'm already paying premium rent and the landlord knows it. Agent agrees. There has not been a rent increase in almost 2 years.

The prices of rentals in my block has dropped and I'm the highest paying tenant now. To be honest, I wouldn't recommend this. I'd buy a portable A/C unit and use that.
You haven't factored in standard rent increases. While not guaranteed, you can expect to get rent increases over the next three years anyway. And unless you are prepared to sign a three year lease, what guarantee has the landlord got that you will hang around?
I'd let sleeping dogs lie.assuming you are on month-to-month, you could get hit with a double-whammy from the landlord: 'Yes, I'll install air conditioning, but you'll have to pay an extra $40 per week, as I was going to increase your rent anyway by $20, and also you need to sign a 12 month lease'. I am a landlord and I would anyway whether with an increase or not. It helps that I am in the industry and do it all my self.
I have just decided to upgrade the main system in the living room for my tenants as I know whilst it did work it is aging and is becoming difficult to operate. Ive also decided to provide one for their master bedroom. Believe it or not, it is the windows that are actually letting in the heat. What we did as well as instal an air conditioner, but do not use it unless it goes over 35 degrees because it is not necessary. We installed Coolaroo Exterior Blinds, they are cheap and cost nothing to run, we went for the Charcoal colour ones and they bloke out 96% of the UV rays, you notice the difference straight away. Because you are in a unit building, you will however probably have to seek strata permission and these blinds are easily removable, just like normal blinds.

That's a lot for a cheap brand air conditioner to air condition 1 bedroom! The landlord could probably get something that will do what you're asking for about $1000.
If you do go down this path, get your own quotes & then make it clear to the landlord the wattage & brand you expect in return for the rent increase. Have you considered offering the reverse? You pay for the air con in return for $10 per week lower rent? That way the landlord has no issues with you potentually moving out & doesn't have to find the money up front to pay for it.
Especailly with what you said about yours being one of the highest rents & do any of the others have air conditioning? If so, if you move out then realisticly the landlord is potentually going to have a hard time finding a new tennant at the current rent & no air con, so you adding it is hopefully attractive to him/her. I completely understand the problem he is having. I actually rented a place that has a split system in the lounge room but not bedroom and nights can become very difficult to sleep. The landlord is family so I didn't want to ask him for anything and I had to make do with the fan on full blast. My suggestion, as others have said, is to get a portable AC that comes with an adjustable fitting for the window. Do research on them and invest in a good one.
You get to keep it and it will do the job and you don't have to wait for the landlord to do anything. Especially if this problem is just at night time. I don't know where you are located, but you also should consider what you can do without air conditioning. From some of the comments in your original post, seems like you haven't thought things through. Blockout curtains inside the windows create a nice greenhouse effect which will heat the interior very much. You need some kind of external shading of the windows ( difficult to achieve in an apartment, I know, but not impossible ). You need to take advantage of cooler air at night ( unless it is hot 24 hours of the day, which in most places, it isn't ).
You don't use the fans to 'circulate the hot stuffy air'. You use the fan at the right time to blow the hot air out the window and let cooler air in. Air conditioning would be better, but you might not get it until the summer is over. Based on those figures he is getting something like a 30% return on his investment. Ie spend $2900 on Airconditioning and get $1000 extra in rent in one year.
That's a pretty good return! Also agents should remind him that If you leave then they will have vacancy, resetting fees and most likely a lower rent, and possibly someone who wants Airconditioning.

They like that scenario. They are protecting their 'investment' in buying aircon. And I get a happy tenant who has just spent money on my place. And we both benefit from security of knowing that I have a long term tenant and they have a long term rental. So you could look at that type of scenario. Eg you pay for it, and landlord gives you longer lease at same or reduced rental.
Another option. Install a small window type a/c. For a bedroom this will be a far better option than a portable.much quieter. Cost is probably about $300 and if you want someone to install it, probably about $200. You can take it with you if or when you leave. We have tenants and they have asked for aircon.

In the past, this is exactly what i have negotiated. The outcome exactly as you have stated.

Hiya I the last couple of units I rented 1) I paid and installed 2 units instead of rent increases over 3 years, however year 4 rent increased from $275w to $395, so I left with the remotes (long story) 2) Paid an extra 10 week to have one installed at start of rental I also purchased a portable room aircon for the bedroom, $1100 unit – $200 on ebay, keeps the bedroom at 18degrees on a 35 plus day. Ended up buying a second one and the house is a dream on a hot day. When I move, at least I have the 2 units that I can either use or get my money back on ebay Better than dropping $3K. Over the years, I have had air-con installed in several properties at no additional cost to the tenants.
The expense is partially offset on the depreciation schedule and the last thing any sensible landlord wants is an unhappy tenant or a turnover of tenants. Your intended offer is far too generous.
The first thing I would be doing is finding out if there is ceiling insulation as installing air-con will increase energy bills and if the place isn't insulated, the air-con could be on a lot of the time.
